Preparing For A Purchase

If you are like most buyers,  you cruise the internet for months or years before you really get serious about buying!  And once you finally decide you want to make the move there are a few things you should do first. 

1.  Talk to a lender or a realtor.  A realtor will refer you to a great lender and a lender will get you headed in the right directions in regards to financing. 

2. Collect your last 2 months of bank statements, tax returns, and paystubs.  These are the documents your lender will review first. 

3. Visit open houses!  Great way to learn the neighborhoods that you might be leaning toward. 

4. Do your research on the neighbors by talking to neighbors, reviewing school ratings, visiting during the day and night. 

5. Save your money!  You will need closing costs and a downpayment to purchase.  A good rule of thumb would be 10% of the purchase price, at a minimum.   Speaking with a lender will  provide you with an exact number for your personal situation.

6. Be realistic.   If your market is moving quickly, getting a "deal" won't be that easy.  Also, keep in mind how much repairs actually cost before you tell your realtor you want a fixer upper!

    Attention Buyers! \r\nYou do not want as a buyer to deal with this “Edwards Group” company in any way. They are masters and the best ones in having delinquent sellers who do not care about following and comply with a contract. They will ensure that as a buyer at the end of the business you end up with a debt or even worse a lien on the property because their sellers do not pay what they sign on the contracts. Careful!!! Make sure you do not accept any company they offer like Rossi Roofing or anything from them, thats the scam!!! The closing agents they use? Oh ohhh! Those are the ones that hide the dust under the carpet so you do not see anything till the closing is done and them you are screwd!
